Iskalo Development, a full-service Real Estate Development Company, is looking for a dynamic leader to join our team. The Director of Property Management will contribute toward the continued success of Iskalo Development as a reputable, profitable and efficient full-service real estate development company through management of policies, procedures and programs that ensure well-maintained, well-managed buildings with a focus on positive response to concerns and needs of tenants, building safety and detailed portfolio management.

Qualifications
  • Bachelor’s degree in real estate, development, construction technology or related degree.
  • 10 years’ experience in commercial real estate facilities management, property management or construction project management.
  • Demonstrated excellence in tenant and vendor relationship management, property budgeting and technical knowledge of building systems.
Responsibilities
  • Oversee, coach and mentor staff, presenting oneself as a leader in terms of conduct, appearance, communication and performance. Embrace company core values and effectively communicate performance measures and requirements to staff. Lead with confidence, respect, appreciation and finesse to hold staff accountable for responsibilities, commitments and deadlines and maintain a positive work environment.
  • Oversee and manage career development of staff through participation in annual performance reviews and periodic one-on-one discussions between annual reviews.
  • Oversee, prepare and manage in-house maintenance technician schedule to maximize efficiency of completion of work and time management.
  • Monitor work performed by third party vendors and in-house maintenance technicians to ensure high quality and satisfactory completion of work.
  • Conduct follow up site and tenant visits to review completeness, accuracy and neatness of work performed and confirm tenant satisfaction.
  • Review and discuss technical aspects of portfolio projects, repairs and maintenance with Property Managers and present best operational “next steps” recommendations to ownership.
  • Oversee Property Managers and assist to diagnose and understand building systems and technical problems within the portfolio and create required scopes of work for maintenance repairs and projects.
  • Supervise Property Managers to ensure they coordinate and engage third party vendors as required to maintain property portfolio.
  • Review and approve third party vendor quotes obtained and de-scoped by Property Managers and coordinate needed work and repairs in a safe and cost-effective manner.
  • Conduct frequent building and property inspections to ensure building appearance, cleanliness and operational performance, identify deficiencies and advise Property Managers of needed work. Implement corrective action with Property Managers as appropriate to get deficiencies corrected.
  • Ensure that Property Managers are keeping all portfolio vacancies clean, with systems in good working order.
  • Further develop and implement preventative maintenance programs for portfolio building systems and work with in-house maintenance technicians and vendors to implement these programs.
  • Nurture relationships with key vendors. Identify and cultivate relationships with new qualified prospective vendors to help ensure good bid coverage.
  • Oversee the department bid processes and work with the Property Management Coordinator to prepare bid packages. Review and discuss scopes of work with Property Managers as they request proposals from qualified vendors for vacancy projects, property work and all recurring services such as snow plowing, landscaping, elevator inspections, alarm monitoring, HVAC maintenance and window cleaning.
  • Collaborate with Director of Construction to coordinate miscellaneous construction and/or repair projects utilizing in-house maintenance technician resources.
  • Take lead on management and coordination of property emergencies involving building system failures, property damage and weather-related storm events.
  • Create and maintain portfolio systems equipment maintenance records.
  • Further enhance and develop strategies and tactics to improve building efficiency and department performance.
  • Oversee coordination of repair and maintenance of Iskalo-owned vehicles, equipment, and tool inventory.
  • Manage the Iskalo Safety Program with the Director of Construction, including interaction with Iskalo third-party safety consultant, staff safety training and internal safety communication.
  • Assist Property Managers in preparation of written project scopes and/or tenant work proposals, as required, to ensure accuracy through awareness and understanding of the inclusions and exclusions of work and costs in accordance with lease documents.
  • Assist in providing oversight and reporting of annual property budgets and capital improvement recommendations.
  • Ensure that best practices and company policies and procedures are being implemented and followed within the department.

Salary

Job Type: Full-time
Pay: $90,000.00 – 110,000.00 per year
